South Medium Density Residential Area <br />The development goal for the South Medium Density Residential areas on the east side of River <br />Road is to concentrate allowable density along River Road, and encourage lower density <br />residential uses and dedicated open spaces on portions of the sites adjacent to the Willamette <br />Greenway. Mixed uses are also encouraged to frontage along River Road. Taller building <br />heights and densities may be permitted along River Road as long as public amenities are also <br />provided. Amenities could include mixed use buildings, desirable uses such as a library or <br />community gardens, providing a range of affordable housing options, or creating open space <br />areas. <br />Development concepts for the South Medium Density Residential area include: <br />1. Concentrate mid-rise residential and mixed use low-rise development types along River <br />Road. <br />2 <br />3 <br />Allow developments of 4-6 stories along River Road as long as public amenities are <br />provided by the developer. <br />Allow lower density <br />residential types like <br />cluster, row houses <br />and garden <br />apartments fronting <br />the greenway and <br />parks. <br />4. Limit heights of <br />developments <br />fronting the <br />Willamette Greenway <br />and Rasor Park to 2-3 <br />stories.. <br />5. Option: Consider <br />preserving areas <br />fronting the <br />Willamette Greenway <br />for open space, <br />community gardens and farmer's market. <br />6.
