Discourage multiple driveways on to River Road. <br />Central Commercial Area <br />The development goal for the Central Commercial Area on the east side of River Road is to <br />concentrate commercial and mixed use developments along River Road, and encourage lower <br />density residential uses and dedicated open spaces on portions of the sites adjacent to the <br />Willamette Greenway and Rasor Park. Higher building heights and densities may be permitted <br />along River Road as long as public amenities are provided by the developer. Amenities could <br />include mixed use buildings, desirable uses such as a grocery or farmer's market, providing a <br />plaza or meeting space, or creating open space areas. <br />Development concepts for the <br />Central Commercial Area <br />include: <br />1. Concentrate mixed use <br />2 <br />3 <br />4. <br />5 <br />6: <br />7. <br />low-rise and mid-rise <br />and multi-tenant <br />commercial <br />development types along <br />River Road. <br />Allow developments of <br />4-6 stories along River <br />Road as long as public <br />amenities are provided <br />by the developer. <br />Allow lower density <br />residential types like <br />cluster, rowhouses and <br />garden apartments <br />fronting the Willamette <br />Greenway and parks. <br />Limit heights of developments fronting the Willamette Greenway and Rasor Park to 2-3 <br />stories. <br />Option: Consider preserving areas fronting the Willamette Greenway for open space, <br />community gardens and farmer's market. <br />Provide for a plaza or some kind of community gathering space in the area. <br />Locate and design buildings, parking areas and other site improvements that face the <br />Willamette Greenway and parks so that a harmonious relationship is created between <br />development and green spaces. <br />
