Capital Hill PUD Page 2 of 2 <br />Neighborhood Meeting - Meeting Notes <br />November 9 2016 <br />Q: Does your design allow on street parking? <br />A: Yes, in certain areas where it allows for enough parking space without infringing on the safety and <br />thoroughfare. <br />Q: What is the differences between the light and dark green on the plan? <br />A: The light green represents individually owned properties that fall under the CC&R's of the PUD. There <br />are restrictions on these areas that protect the land from additional building, tree removal etc. The <br />dark green represents the wildlife preservation/wildlife corridors which are owned by the PUD; not <br />individually. The dark green is restricted from building, taking down trees and other restrictions that <br />protect the natural habitat. <br />Q: Are the CC&R's enforceable? <br />A: Yes, the HOA can enforce the CC&R's. <br />Q: Is the private road accessible to public? <br />A: Yes, this is not intended to be a gated community. <br />Q: What is the difference between public and private road? <br />A: The public is maintained by the City, the private will be maintained by owner/PUD. <br />Q: Do you have to have neighborhood approval to move forward with PUD development? <br />A: The PUD process involves neighborhood meetings, but does not need neighborhood approval. We <br />are following the proper process and it is the City that approves the plan. <br />Q: Do you consider this a "small" project? <br />A: In comparison to other developments in near surrounding areas in Eugene (Laurel Hill Valley), this is <br />a fairly small development. <br />Q: Is the owner planning on selling individual lots or building PUD himself? <br />A: The owner is unsure at this point.
