I have deeply appreciated this quiet residential neighborhood <br />with light traffic for these past two decades. Light traffic, low noise and single-family residential homes add to <br />the quality of living in South Eugene. <br />The proposal of a five story apartment building(108 units), with retail stores attached presents a considerable, <br />negative impact on this neighborhood, in my opinion. Here's why. From my residence to anywhere in Eugene, I <br />drive from 32nd to the Hilyard intersection at least twice daily with only a few minutes wait time at the <br />intersection during morning and evening rush hours. Drivers are constantly going north and south, turning onto, <br />leaving and entering from 32nd onto Hilyard and vice versa. <br />The corner in question has had an empty church building for years so I have not seen traffic problems from that <br />location. <br />Construction of any building at the site will also seriously impact the ease and flow of big trucks with the cars. <br />A five story building with residents, their visitors' cars coming out of the alley and parking lot onto 32nd street <br />clearly ill-effects traffic flow and public safety, including pedestrians, bicyclists, and cars. <br />As a city planner, please consider being thoroughly efficient with your traffic study by including timely data <br />gathering and assessments of the daily morning and evening rush hours. Note the traffic increase on these <br />residential streets if you promote a five story building with retail businesses. Overloading roads with an <br />enormous increase in traffic is crucial in your consideration here. <br />More units will present a huge increase in cars and neighborhood walking/biking traffic and causing more noise <br />and congestion. Five stories is too big, clearly impacting the traffic situation. <br />The big intersection near Albertsons at 30th Avenue and Hillary streets is worth your consideration, as well. In <br />addition, traffic from LCC at rush hours is heavy, coupled with 108 units, the number of retail customers, <br />apartment residents and their visitors and their cars is too much for this neighborhood to handle. <br />Consider planning a smaller building and provide the people who already live here a with a broad, professional <br />traffic study, assessment of the overall impact on this community. <br />Thank you. <br />My best, Carole Bennett <br />Sent from Yahoo Mail on Android <br />
