We <br />are both generally in favor of in-fill development like this, and we welcome new retail businesses as part of the <br />development. However, after reviewing the plans, we have two concerns about the proposal. <br />First, like many in our neighborhood, we are concerned about the potential for a major increase in car traffic on <br />Alder Street between 30th and 32nd. As a bicycle commuter, I use Alder Street regularly to get between our <br />neighborhood and campus. My concern is that residents of the new development will bypass the stoplight at <br />30th and Hilyard by turning down Alder Street and then onto 32nd. <br />The City or the applicants should complete an expanded Traffic Impact Analysis to ensure that the development <br />will not increase the risk of traffic problems and bicyclist safety, as described in Administrative Order 58-02-02. <br />Second, I would like to echo the request from our Neighborhood Association for the provision of 8 to 12 foot <br />sidewalks with adequate setbacks. <br />Thank you, <br />Jared Pruch <br />
