1. Sidewalks may be designed as curbside walks only along <br />those portions of the private streets providing parallel on- <br />street parking <br />2. Street trees may be placed in tree wells or adjacent to the <br />sidewalk. <br />The project proposes two way traffic along the parking drives, with an entry/exit at 32nd St and <br />Hilyard St. Through-motor vehicle circulation improves circulation and allows for better <br />emergency vehicle access. It also distributes traffic to two points causing less traffic impact at <br />a single point of entry/exit. <br />ADJUSTMENT #5: TREES WITHIN L-2 AND L-3 LANDSCAPE STANDARDS <br />9.6210(2) Low Screen Landscape Standard (L-2) <br />(a) Required Plant Materials. Low Screen Landscape Standard (L-2) requires <br />the installation and maintenance of all of the following: <br />2. 1 canopy tree per 30 linear feet as measured along the street lot line. <br />This section of the code allows for an Adjustment in EC 9.8030(3)(c) as follows: <br />(c) Low Screen Landscape Standard (L-2). The standards of EC 9.6210(2) may <br />be adjusted if the proposal achieves at least one of the following: <br />1. A landscape treatment that uses a combination of distance and low-level <br />screening (minimum 30 inches, maximum of 42 inches) to separate uses <br />or development and the screening is adequate to soften the impact of the <br />use or development. <br />2. In those instances where visibility between areas is more important than <br />a total visual screen, the alternative landscape treatment is appropriate <br />for the site. <br />L-2 landscaping is required along the north property line, adjacent to commercial <br />development. The project proposes to meet the all of the required numbers of shrubs and <br />trees, but proposes a more natural arrangement of trees in lieu of trees spaces equally along <br />the property line. This landscape area is proposed as a stormwater swale, to treat water <br />draining from the parking lot. The desire is to have trees arranged in clusters, to soften the <br />edge of the parking lot. <br />9.6210(3) High Screen Landscape Standard (L-3) <br />(a) Required Plant Materials. High Screen Landscape Standard (L-3) requires <br />the installation and maintenance of all of the following: <br />2. 1 canopy tree per 30 linear feet as measured along the street lot line. <br />This section of the code allows for an Adjustment in EC 9.8030(3) (d) as follows: <br />(d) High Screen Landscape Standard (L-3). The standards of EC 9.6210(2) may <br />be adjusted if the proposal uses landscape screening to provide a physical <br />and visual separation between uses or development. <br />Page 3 of 4 <br />
