(b) Street Frontage. On development sites that will result in 100 feet or <br />more of public or private street frontage at least 60 percent of the site <br />frontage abutting the street (including required yards) shall be occupied <br />by a building(s) or enhanced pedestrian space with no more than 20 <br />percent of the 60 percent in enhanced pedestrian space, placed within 10 <br />feet of the minimum front yard setback line <br />The adjustment criteria and the proposed adjustments are as follows: <br />9.8030(2) Adjustment Review - Approval Criteria <br />Setback Standards Adjustment. Where this land use code provides that <br />the setback standards applicable to specific zones may be adjusted, the <br />standards may be adjusted upon finding that the proposed setback is <br />consistent with the following applicable criteria: <br />(a) Minimum and Maximum Front Yard Setback Adjustment. The minimum or <br />maximum required front yard setback may be adjusted if the proposal <br />achieves all of the following: <br />1. Contributes to the continuity of building facades along the street. <br />2. Creates an attractive pedestrian environment along all adjacent streets. <br />3. Is compatible with adjacent development. <br />Maximum front yard setbacks may be adjusted without any requirement for <br />pedestrian amenities if the location of the front yard is unsafe or intrinsically <br />unsuitable for pedestrians or to protect disruption to significant natural <br />rseources. <br />The project proposes to meet the minimum (0 ft) and maximum (15 ft) setbacks per C-2 <br />standards. We propose that 60 % of the building frontage be located within 15 ft of the <br />minimum front yard setback line. The increased area at the street frontage allows for more <br />pedestrian amenities at the commercial areas and for additional privacy for the residential <br />areas. This creates a more attractive pedestrian environment along the street. <br />ADJUSTMENT #4: PARKING DRIVES <br />Section 9.5500(11)(6) 2: Parking drives are driveways lined with head-in <br />parking spaces, diagonal parking spaces, garages, or any combination <br />thereof along a significant portion of their length. Parking drives or <br />multiple-family developments with more than 20 units shall be designed <br />so as to permit no through-motor vehicle movements. <br />This section of the code allows for an Adjustment in EC 9.8030(8)(e) as follows: <br />(e) Site Access and Internal Circulation. The requirements set forth in EC <br />9.5500(11) may be adjusted in accordance with the criteria in this <br />subsection.
