Attachment N-1 <br />Exhibit 12 <br />Page 1 of 4 116/16 Aborist's Tree Assessment Eugene Town Place <br />Assignment: Assess trees, within critical root zones within the fringes` of the project. <br />1. Entrance lane that flows past McGrath's: <br />All these trees are in remarkably good condition considering that most of their root systems <br />are under pavement. These trees have large volumes of exposed structural roots. It is <br />critically important, that these visible roots are not damaged. During construction, orange <br />temporary fence mesh should be strung right against the curb. Disturbance of the growing <br />areas within the curbs, must not be excavated to any extent for any reason unless certified <br />arborist is consulted to advise on less-invasive trenching such as air spade or wash and vac <br />excavation. <br />A. West side of lane- <br />Individual tree notes starting with furthest north tree (McGrath's end). <br />1. Large tree with a great deal of canopy hanging over the lane, much hanging down <br />within 14' of pavement. There is much damage over the pavement. Great care is <br />required when lifting and reducing canopy over pavement. <br />2. Similar size tree but narrower canopy, so less damage over pavement but more <br />concern of included bark within narrow branch unions. <br />3,4. Smaller, narrower, more columnar trees with leaders with narrow branch unions. <br />5, Leans considerably to the South. <br />6. Desirable crown form and branch attachment angles. <br />There is a 6" horizontal limb reaching out into.lane; well under 14 feet. <br />Do have a certified arborist remove that limb.- It will be better to remove it at the <br />tree than to have vehicles rip it off. Just a note, there is a 6 foot long, 6" improper <br />pruning stub, on the neighboring side of the tree. <br />B. East side of lane- six 12" ash trees. <br />All trees need to be canopy cleaned; which to a large extent will occur when they are <br />pruned back and lifted for vehicle traffic in the lane to E T P. <br />C. Precautions to be taken when pruning all these maples and ashes- <br />1. Except for A-6 above, cut no limb larger than 3" in diameter. <br />2. Use subordinate pruning methods to eliminate removal of limbs within the islands. <br />3. Within 14' of the pavement, eliminate rubbing situations and dead limbs. <br />4. Remove <3" horizontal limbs reaching into the lane, and within 14 feet of the <br />pavement surface. Unless subordinate pruning can be used, remove limbs at the <br />trunk or leader. <br />2. Tall, mature maple trees at north west corner of proposed 101 guest room building: <br />A. Four large maple trees- <br />1. The serious co dominate trunk situation is discussed in the Tree Protection <br />Recommendations of 12/28/15. <br />2. Two of the big maples need to have the English Ivy Removed. <br />3. All the trees have rubbing branches, dead limbs, and some bangers. <br />4. Any pruning of these trees needs -to occur prior to construction. <br />5. Limbs within 14° of finished surface grade will need to be removed using <br />subordinate pruning methods; this is to provide removal of larger limbs while <br />providing longer lasting 14' clearance for emergency vehicles <br />
