18. The applicant's final plans shall show a minimum 6 foot tall site obscuring fence or wall <br />that will be constructed of entirely sight-obscuring materials (i.e. solid, no openings) and/or <br />vegetative screening at the direction of the applicant's landscape architect that will achieve <br />a minimum height of 10 feet within 5 years of planting and be a minimum of 50% sight. <br />obscuring along the length of the western boundary where the development impact area <br />abuts the property line as shown on CUAA dated June 29, 2016. No other screening is <br />required. <br />19. The required sight-obscuring fence, wall, or vegetative screen. shall be installed and <br />inspected for compliance by City staff, prior to occupancy of any dwellings or use of the <br />proposed parking areas along this western boundary.
