Spickerman, Hearings Official Vv <br />TO: Jerry Jacobson, Planning Division <br />RE: Modification of Goodpasture Island PUD (PD 84 -1) <br />I find the modification proposed by Fred Lockhart and Landdesign <br />West, Inc., in their letter of May 10, 1994, to be consistent with <br />the tentative plan approval for the above planned unit development <br />and approve those requests as described as follows: <br />1. Site modification approval pursuant to Section 9.510(16). This <br />is limited to grading of the development parcels and does not <br />involve any open space areas. No trees or other vegetation are to <br />be impacted with the exception of the removal of a walnut tree <br />within the public right -of -way. <br />2. Modification of height regulations, pursuant to Section <br />9.510(9). This modification pertains to parcel 3 and allows <br />modification to 36 feet in height for structures in this area. <br />3. Modification of condition number 7 of the tentative approval <br />to allow an overall minimum density level of 10 units per acre. <br />Condition 7 will be modified to read: <br />"Residential density shall be monitored to ensure that <br />the overall development will achieve a target of 10 units <br />per acre." <br />Please advise the applicant and other interested parties of this <br />decision. <br />
