MEMORANDUM <br />Date: September 15, 1994 <br />Rrom: Jerry Jacobson, Planning Division <br />To: Jim Spickerman, Hearings Official <br />Subject: MODIFICATION REQUEST FOR GOODPASTURE ISLAND PUD (PD <br />84 -1) <br />This office has received a request (attached) to modify the tentative approval of this PUD. <br />The modification involves parcel "G" of the PUD, located at the southwest comer of <br />Goodpasture Island Road and Goodpasture Lakes Loop Road. For your information, this <br />parcel is the only parcel is this PUD that is not owned by the entity creating Valley River <br />Village PUD. That entity controls the rest of the development parcels; you have granted <br />several modification requests for that portion of the overall PUD (see attached <br />memorandums). <br />This request is to allow site modification pursuant to Section 9.510(16). Your memo dated <br />May 19. 1994, covered the entire Goodpasture Island PUD, however, there was a limitation <br />on tree removal. That limitation was to ensure that no trees in the open space were <br />impacted, and the fact that there were a few significant maple trees on site that warranted <br />preservation. The applicant's request that your site modification approval be modified for <br />this site to include the removal of all blackberries and cottonwood trees. It is noted that the - <br />other development parcels in this PUD do not have the cottonwood tree /blackberry growth <br />such as the subject site, therefore, no request to remove this kind of vegetation was made. <br />The tentatively approved site plans show areas of significant vegetation, which are those <br />areas to be preserved in open space areas. It is noted that this parcel does not encumber and <br />of the community open space areas as do some of the other parcels. Based on this <br />information and the applicants statement, staff supports this request. <br />The request also includes a modification of height regulations, pursuant to Section 9.510(9). <br />For the same reasons given in previous modification requests, staff supports this request to <br />allow a height of 30 feet, which is only five feet over the standard of 25 feet in the R -2 <br />zone. <br />In conclusion, the applicant requests and staff supports the following modifications to Parcel <br />"G" of Goodpasture Island PUD: <br />1. Site Modification approval pursuant to Section 9.510(16). This is limited <br />to grading and the removal of blackberry shrubs and cottonwood trees. <br />2. Modification of height regulations pursuant to Section 9.510(9) to allow a <br />height of 30 feet for structures in this parcel. <br />
