Prior to final subdivision approval, the applicant will be required to obtain a "LetterAPP-36 <br />Water Availability" from EWEB, which typically involves the design approval and <br />improvement bonding with EWEB. <br />16. The final PUD plans and final subdivision plat shall note the following requirement: "At the <br />time of development, each lot shall have its own filtration stormwater management system <br />(e.g. flow-through planter) that is sized to meet the applicable stormwater development <br />standards beginning at EC 9.6791, including Flow Control. Each lot owner will be <br />responsible for maintaining its stormwater management system consistent with EC 9.6797 <br />Stormwater Operation and Maintenance." <br />17. During the PEPI permit process, the public stormwater system shall include City-approved <br />proprietary stormwater treatment technology that meets the requirements of EC 9.6792 <br />Stormwater Pollution Reduction. <br />18. The final PUD plans shall state that the development will occur in accordance with the <br />geotechnical recommendations provided in the GeoScience, Inc. report dated February 4, 2007. <br />19. The final PUD plans shall be revised to note that fencing is not allowed on the perimeter of the <br />PUD or within the required 30' landscape buffer under the provisions of EC 9.8325(3) and EC <br />9.6210(7). <br />The foregoing findings and conclusions are adopted as the Final Order of the Eugene Planning <br />Commission f r Deerbrook PUD (PDT 12-1), on this 17th day of December, 2012. <br />Randall S.
