4. The final site plans shall be corrected to identify the segment of Gilliam Road adjacent to the <br />development site as a medium volume residential street. <br />5. Prior to final plat approval, the applicant shall dedicate 10 feet of right-of-way in Gilliam Road <br />along the east plat boundary, as necessary to provide 30 feet of right-of-way west of centerline <br />(which is depicted as existing right-of-way on the tentative PUD site plans). <br />6. The final site plans shall include a note indicating that the configuration and size of all public <br />improvements within the public rights-of-way and public easements will be subject to review <br />and approval by the City Engineer in accordance with procedures in Eugene Code Chapter 7 <br />for privately engineered public improvements. <br />7. The final site plans and the final subdivision plat shall note the following restriction: "No <br />building, structure, tree or other obstruction shall be placed or located on or in a Public Utility <br />Easement, except as otherwise approved through the final PUD by Public Works." <br />8. The final site plans shall be revised to show 10-inch public wastewater lines instead of 8-inch <br />lines and shall note that final design and sizing details for the proposed wastewater lines will <br />be subject to review and approval through the PEPI permit process. <br />9. The applicant shall submit an irrevocable petition for public improvements within Gilliam Road <br />to include paving, curb, gutter, stormwater facilities, sidewalks, street trees, and street lights. <br />10. The applicant shall submit a Level One Geological and Geotechnical Analysis as part of the <br />Privately Engineered Public Improvement (PEPI) application. The proposed development <br />must adhere to recommended standards for design and construction. Modifications to the <br />engineering of the site may not include material changes to the support structures, relocating <br />or removal of road area or lots, impacts to the /WR conservation area, or any other significant <br />change to the approved tentative planned unit development. <br />11. The applicant shall delineate the special flood hazard area and calculate the base flood <br />elevations on the final site plans and the tentative subdivision plans. <br />12. The final site plans shall note that proposed stormwater design and discharge within the /WR <br />conservation area is subject to applicable provisions of EC 9.4930(3)(h) and EC 9.6791 <br />through 9.6797 and that stormwater destination, pollution reduction, water quality, and <br />operations and maintenance will be subject to further review and approval as part of the <br />subsequent subdivision and PEPI process. <br />For information on items above, contact Gary McNeel. The final site plans shall note that the easternmost /WR conservation` setback and top-of-bank <br />has been verified and that the /WR Site boundary does not extend landward from the <br />conservation setback as delineafed.
