PDF Page 88 <br />With the conditions of approval above, this criterion is met. <br />(b) EC 9.6500 through EC 9.6505 Public Improvement Standards. <br />With regards to EC 9,6500 Easements, the applicant notes that additional easements may be <br />necessary to provide necessary street connection, access to lots without road frontage and <br />others. These easements can be easily added to the Final PUD plans and addressed further at <br />time of tentative Subdivision approval. <br />This condition of approval is recommended: <br />Prior to Final PUD approval the applicant will show all proposed easements on the Final <br />Site Plan, indicating size and location. <br />With regards to EC 9,6505 Improvements, the applicant is proposing that the public <br />improvements will be privately engineered and constructed. Design details and engineering <br />details, coupled with geotechnical engineering to support these documents, will be subject to <br />review and approval during the PEPI process. This is standard operating procedure. <br />All utilities are available to the site as shown on the plans and provided in the Applicants <br />Narrative for PUD Submittal. <br />Sidewalks have been provided and the location of these sidewalks has been discussed <br />elsewhere in this document. <br />The applicant has demonstrated compliance with a variety of street and public improvement <br />standards for the proposed layout and design, utility locations and availability, and sidewalk <br />location. <br />This standard has been met. <br />(c) EC 9.6706 Development in Flood Plains through EC 9.6709 Special Flood Hazard <br />Areas -Standards. <br />These standards do not apply because the subject property is not located within a flood plain <br />or special flood hazard area. <br />(d) EC9.6710 Geological and Geotechnical Ana/ysis, <br />(2) Geological and Geotechnical Analysis Required.
