Additionally, the proposed eight garages and <br />eight carports serving the residents will provide overflow storage for and <br />extra security for bicycles. Pathways connect the PUDtothe adjacent <br />path system. Cohousing supports and nurtures carpooling and general <br />reduction of vehicular use, as stated above, by creating a cultural <br />environment conducive to sharing and healthier means of travel. <br />(Policy 2.0) Provide a diversity of housing types in the area. Available techniques <br />include encouraging reinvestment and rehabilitation of existing housing stock <br />and the use of development standards that provide for clustering or planned unit <br />development. <br />(Suggested Action 2.1) Provide for innovative residential development through <br />subdivision and other code provisions, such as planned unit developments and <br />cluster subdivisions for new residential development on large parcels. <br />(Suggested Action 2.3) Employ cluster subdivisions, PUD and site review, and <br />other design processes to buffer new residential development from identified <br />natural features. <br />Findings: The PUD provides innovative residential development by proposing <br />Cohousing with diverse housing types, each ranging in price and size, as a <br />solution for individual home-owners in the area. The PUD also buffers and <br />protects existing natural features, including but not limited to the Willamette <br />River, existing mature trees, and open public space along the Ruth Bascom Park <br />and Path System. <br />EC9.83200 - THE PUD WILL PROVIDE ADEQUATE SCREENING FROM SURROUNDING PROPERTIES <br />INCLUDING, BUT NOT LIMITED TO, ANTICIPATED BUILDING LOCATIONS, BULK, AND HEIGHT. <br />Findings; The PUD proposes to effectively integrate into the surrounding <br />neighborhood and places an extreme emphasis on protecting the surrounding <br />properties with the use of screening systems. After studying the building styles <br />in the area, we have developed a design that is climatically responsive with <br />minimal mechanical systems. Inspired by local craftsman style architecture and <br />the simple forms of rural buildings of Lane County, the buildings create a sense <br />of place and community while maintaining a strong residential feel to offer a <br />sense of "home" as well.
