OAKLEIGH <br />M E A 1) 0 IV <br />a-uma C U H U U S 1m G <br />policies in Chapter 11-C, relevant policies in this chapter, and other Metro Plan <br />policies. <br />Findings: The parcels affected by this application are currently within the <br />Urban Growth Boundary and were annexed into the City of Eugene. The <br />annexation was made in compliance with an acknowledged comprehensive <br />plan and implementing ordinances, and established the availability of urban <br />facilities and services. <br />(Policy G.9) Wastewater conveyance and treatment shall be provided to <br />meet the needs of projected growth inside the UGB that are capable of <br />complying with regulatory requirements governing beneficial reuse or <br />discharge of effluent and beneficial reuse or disposal of residuals . <br />Findings: The proposed PUD places special emphasis upon wastewater <br />management when planning for facilities. Please seethe attached civil <br />engineering drawings and geotechnical investigation for details. <br />(Policy G.10) Eugene and Springfield and their respective utility branches, <br />EWEB and SUB, shall ultimately be the water service providers within the <br />UGB. <br />Findings: The PUD proposes EWEB to be the main service provider and is <br />already working with the Eugene Water and Electric Board planning for <br />facilities. <br />(Policy G.12) Ensure that water main extensions within the UGB include <br />adequate consideration of fire flows. <br />Findings: The PUD will comply with fire flow requirements as recommended <br />by EWEB and the Fire Marshal and will provide adequate pipe sizing thusly. <br />(Policy G.16) Consider wellhead protection areas and surface water supplies <br />when planning storm water facilities. <br />(Policy G.17) Manage or enhance waterways and open storm water systems <br />to reduce water quality impacts from runoff and to improve storm water <br />conveyance. <br />(Policy G.18) Include measures in local land development regulations that <br />minimize the amount of impervious surface in new development in a manner <br />that reduces stormwater pollution, reduces negative [effects] from increases <br />in runoff, and is compatible with Metro Plan policies. <br />1 37 8 PUD Tentative -June 14, 2013 Page 19 of 46 Oakleigh Cohousing PDT 13-0001 <br />
