TH--q3 <br />Land Use Referral <br />City of Eugene <br />Date: 9/6/ 13 <br />File Number: PDT 13-1 <br />From: Kristie Brown <br />Referral Group: Land Use Management <br />The Land Use Section has reviewed the proposed tentative Planned Unit Development <br />application and has the following comments and recommended conditions for areas of non- <br />compliance: <br />There are certain development standards in which compliance could not be verified based <br />upon the Planned Unit Development application. Staff recommends a condition of <br />approval that states that, compliance with the following applicable development <br />standards will be determined at the time of building permit review: <br />• Landscape Standards beginning in EC 9.6200 <br />• Garba e Screening contained in EC 9:6740 <br />• Bicycle Parking Standards contained in EC 9.6105 <br />• Outdoor Lighting Standards contained in EC 9.6725 <br />• Muti le-Famil Standards contained in EC 9.5500 (6)(b) & (7) <br />2. The interior yard setback along the west property line is less than the required 5 feet <br />minimum from the adjacent property line. Staff recommends a condition of approval that <br />states that, a recorded maintenance access easement adjacent to that side of the building <br />is required at the time of building permit review. <br />1295 <br />
