• The applicant shall submit an Irrevocable. Petition for public improvements in Oakleigh <br />Lane to include paving, curbs and gutters, storm drainage, sidewalks, and street trees. <br />• Prior to final PUD approval, the applicant shall submit for City review and approval, two <br />,paper copies of the final PUD plan, (i.e., Sheet 2), which includes the SF14A boundary <br />and floodplain declaration. <br />• The applicant shall include level spreaders, consistent witli the requirements of the <br />Stormwater Management Manual at all discharge points from the storm drainage <br />system. <br />The final site plan shall note: "On-site stormwater management facilities will be <br />privately owned and operated. An operation and maintenance plan will be developed <br />consistent with the City's Stormwater Management Manual, and notice of this plan will <br />be recorded, during the building permit process." <br />Prior to final site review approval, Sheet A1.1 shall be revised to show striping for each <br />parking space and to designate each parking space as "compact". <br />Informational Items: <br />• Per the title reports that were submitted with the application, three easements which <br />have not been identified or located on the tentative plans are disclosed as encumbering <br />the property. It is the applicant's responsibility to determine whether the proposed <br />development is consistent with and authorized within the area of the above easements.. <br />• All existing City liens or assessments must be paid at the time of site development. Per <br />the City Lien Docket, there is an outstanding ON-HOLD assessment identified for TL 400. <br />• The configurations of the main aisle drive connection to Oakleigh Lane and any <br />pedestrian facilities within the Oakleigh right-of-way are not specifically approved, but <br />are subject to further review at the time of the building permit review. <br />• At the time of the building permit, the applicant will be required to submit an <br />Emergency Access Easement on a standard City form for review and approval prior to <br />,recording at Lane County. <br />• The placement of storm drainage facilities, i.e. outf ails and level spreaders is <br />inconsistent with the purpose of the existing sewer easement located along the easterly <br />property line (Reel 32, Instrument 22964).
