Co 'housing Development . <br />flaga„e, oregnn 9,40, RE: <br />,Phone & Fax <br />541-4es 3219 <br />I am writing this letter in support of the proposed Oakleigh Meadows Co-housing . <br />tntotea~te;8an9•~°m` development at the. east end of Oakleigh Lane. This planned. unit development <br />will contain 28 dwelling units in seven buildings with. a common hdt~se in the <br />center of the.development. The Ninth Edition of the Institute of Transportation <br />Engineers Trip Generation Manual., classifies this type of development as a <br />"residential condominiumltownhouse"development. <br />The City took a. conservative approach and used a trip generation rate for.singie- <br />family detached housing of one PM peak hour trip per unit and assumed 29 units. <br />Since this development will actually be townhouses, the weighted average trip <br />rate from the Trip Generation Manual would be 0.52 trips per unit or :15 PM peak <br />hour trips. So whether one uses 15 or-.29 peak hour trips, or-sorne number in. <br />between, all are well below,the City's threshold of 100 peak hour' trips. that would <br />trigger a ,traffic. impact-analysis.
