South Willamette Special Area Zone Attachment B <br /> DRAFT <br /> <br /> <br />b. <br />As an alternative to subsection 2.a. above, if the applicant so elects, <br />the applicant shall construct the segment along the length of the <br />Figure 9.3850(3)(d)S-SW <br />development site frontage as indicated in <br />th <br />Zone 29 Avenue Street Design for 68 Feet of Right-of-Way <br />. If <br />the applicant elects to use this option, the applicant shall dedicate <br />the additional right-of-way needed for construction of that design. <br />Required improvements shall include the following design elements: <br />8-foot-wide sidewalks; 6-foot-wide stormwater or planter strips; <br />pedestrian scale lighting; street trees; and curb extensions at street <br />intersections. <br />c. <br />If the abutting right-of-way already consists of 34 feet from the <br />Figure <br />centerline, the segment shall be constructed as indicated in <br />th <br />9.3850(3)(d)S-SW Zone 29 Avenue Street Design for 68 Feet <br /> <br />of Right-of-Way <br /> and to include improvements as otherwise <br />specified in subsection 2.b., above. <br />d. <br />As an alternative to subsection 2.c. above, if the applicant so elects, <br />the applicant shall construct the segment along the length of the <br />Figure 9.3850(3)(e)S-SW <br />development site frontage as indicated in <br />th <br />Zone 29 Avenue Street Design for 74 Feet of Right-of-Way. <br /> If <br />the applicant elects to use this option, the applicant shall dedicate <br />the additional right-of-way needed for construction of that design. <br />Required improvements shall include the following design elements: <br />7-foot-wide parking lane, 8-foot-wide sidewalks; 5-foot-wide planters <br />or tree wells; pedestrian scale lighting; street trees; and, curb <br />extensions at street intersections. <br />3. Figures 9.3850(3)(f) <br />All other streets shall be constructed as indicated in <br />through (j) <br /> to include the required design elements as shown. <br />(c) Street Tree Standards. <br /> The city manager or designee shall by administrative <br />rules adopted pursuant to section 2.019 of this code establish standards and <br />specifications that ensure that new trees planted pursuant to subsection (b) <br />above are of the highest quality, require low maintenance, and do not interfere <br />with public safety. The standards shall include requirements for planting and <br />watering, initial pruning, and replacement of trees, if necessary, for a period of <br />three years from the date of planting. <br />(4) Special Setbacks. <br />(a) <br />Notwithstanding EC 9.6750(2)(a) and (b), a lot or parcel of land adjoining any <br />street within the S-SW Zone shall have a special setback line equal to a <br />distance of one-half the width designated on the adopted Street Right-of-Way <br />Map. If the street is not designated on the adopted Street Right-of-Way Map, <br />the special setback width shall be equal to the distance of one-half of the <br />maximum width established by EC 9.6870 and Table 9.6870. The special <br />setback width is separate from, and in addition to, any interior or front yard <br /> <br />setback required by the zone. <br />(b) <br />For the purpose of subsection (a) of this section, the centerline of right-of-way <br />shall be either the officially surveyed centerline or a centerline as on a precise <br />plan or adopted figure.
