South Willamette Special Area Zone Attachment B <br /> DRAFT <br /> <br /> <br />(2) Transportation Network. <br /> Streets, alleys and accessways shall be provided <br />Figure 9.3850(2) S-SW Zone Street Typology. <br />consistent with <br />(3) Street Design Standards. <br />(a) Applicability: <br />These street design standards apply to: <br />1. <br />Any land use application or development permit application that proposes <br />or otherwise requires the reconstruction of 30 percent or more of the <br /> <br />abutting sidewalk or curb; or <br />2. <br />Any development or redevelopment activity that results in reconstruction <br /> <br />of 30 percent or more of the abutting sidewalk or curb. <br />(b) Location-Specific Design Standards <br />: <br />nd <br />1. <br />For the segment of Willamette Street located between 22 Avenue and <br />Crest Drive, the design will be one of two options, depending on the <br />existing width of the right-of-way <br /> <br />additional right-of-way. <br />a. <br />If the abutting right-of-way does not consist of 45 feet from the <br />centerline, the applicant shall construct the segment within the <br />existing right-of-way along the length of the development site <br />Figure 9.3850(3)(a)S-SW Zone <br />frontage as indicated in <br />Willamette Street Design for 60 Feet of Rightof-Way <br />. Required <br />improvements shall include the following design elements: a 6-foot- <br />wide sidewalk; street trees; and, curb extensions at street <br /> <br />intersections. <br />b. <br />As an alternative to subsection 1.a. above, if the applicant so elects, <br />the applicant shall construct the segment along the length of the <br />Figure 9.3850(3)(b)S-SW <br />development site frontage as indicated in <br />Zone Willamette Street Design for 90 Feet of Right-of-Way <br />. If <br />the applicant elects to use this option, the applicant shall dedicate <br />the additional right-of-way needed for construction of that design. <br />Required improvements shall include the following design elements: <br />parallel on-street parking spaces at a minimum of 7-foot-wide; <br />sidewalks with stormwater or planter strips having a combined total <br />width of 16 feet; pedestrian scale lighting; street trees; and, curb <br />extensions at street intersections. <br />c. <br />If the abutting right-of-way already consists of 45 feet from the <br />Figure <br />centerline, the segment shall be constructed as indicated in <br />9.3850(3)(b)S-SW Zone Willamette Street Design for 90 Feet of <br /> <br />Right-of-Way <br /> to include required design elements as otherwise <br />specified in subsection1.b., above. <br />th <br />2. <br />For the segment of 29 Avenue located between Lincoln Street and the <br />Amazon Parkway, the design will be one of three options, depending on <br />the existing width of the right-of-way <br />dedicate additional right-of-way. <br />a. <br />If the abutting right-of-way does not consist of 34 feet from the <br />centerline, the applicant shall construct the segment within the <br />existing right-of-way along the length of the development site <br />th <br />Figure 9.3850(3)(c)S-SW Zone 29 <br />frontage as indicated in <br />Avenue Street Design for 60 Feet of Right-of-Way <br />.
