Written Statement <br /> Chamotee Trails PUD <br /> February 3, 2015 <br /> <br /> <br />(3) The PUD provides a buffer area between the proposed development and <br />surrounding properties by providing at least a 30 foot wide landscape area along <br />the perimeter of the PUD according to EC 9.6210(7). <br />EC 9.6210(7) contains the mass landscape standards. Per Code Interpretation CI <br />04-4, this applies to the portions of the PUD boundary that abut non-right-of- <br />way land. Fox Hollow Road is not legally fronting the PUD. However, since the <br />intervening land is too narrow to be developable and is owned by the city it is <br />adjacent for the purposes of this code section. EC 9.6210(7)(a)2-4 are only <br />applicable along arterial and collector rights-of-way so are not applicable to this <br />PUD. <br />For the reasons outlined above, this code section requires living plant materials <br />to cover 70% of a 30 foot buffer along the southerly and westerly PUD <br />boundaries. The 30 foot buffer area along the southerly boundary falls entirely <br />within the Open Space where the existing vegetation meets the criteria. The 30 <br />foot buffer area along the westerly boundary falls within Lot 1 and the Open <br />Space. Where the 30 foot buffer is within the Open Space the existing vegetation <br />meets the criteria. For the remainder of the 30 foot buffer, the criteria will be met <br />at the time of home construction Lot 1. <br /> <br />(4) <br />preserves existing natural resources by compliance with all of the following: <br />OC2 12-1 removed the /WR overlay zoning through a determination that no Goal <br />5 water resources exist on the site. However, Figure H-2 of the Scenic Sites <br />Working Paper shows the site as included within a Goal 5 area. The Scenic Sites <br />Working Paper was cited in the DLCD Acknowledgement Report for the Metro <br />Plan (Aug 14, 1981). Since the site is within a Goal 5 area, these criteria are not <br />applicable. <br /> <br />(5) There shall be no proposed grading on portions of the development site that meet <br />or exceed 20% slope. <br />The site area with slopes of 20% or greater is shown with crosshatching on the <br />plans submitted with this application. The limits of this area were determined <br />using a computer generated terrain model. The final plat and/or associated <br />documents will identify the hatched area as not having grading allowed. <br /> <br />Branch Engineering, Inc. <br /> Page 5 of 13 <br />
