September1,2013 <br />Towhomitmayconcern: <br />WewouldliketovoiceourconcernandoppositiontotheOakleighMeadowCoHousingdevelopment <br />ascurrentlyproposed.Weboughttheresidenceat109OakleighLanebecauseofthequietlowtraffic <br />street,funandinterestingneighbors,andforitsproximitytothebikepath. <br />Initially,theplannerspresenteda710unitdevelopmenttotheneighborhood.Thisdevelopmentwas <br />explainedtousas͚ůŽǁŝŵƉĂĐƚ͕͚͛ƐƵƐƚĂŝŶĂďůĞ͕͛and͚ĐŽŵŵƵŶŝƚLJŽƌŝĞŶƚĞĚ͛͘Forexample,therhetoricwas <br />thatthepeopleinterestedinacohousingarrangementwouldshareakitchen,eschewautomobiles,be <br />contentwithverysmalllivingspaces,allforaverylowpricepointandtheopportunitytocreateand <br />enhancecommunity.Atthattime,constructiontrafficseemedtobethelargestimpacttothe <br />neighborhood͙onethatwouldbenoticeable,butpotentiallyshortlived. <br />Unfortunately,thatisnotthescenariowhichexiststoday.Theinitialtaleofasmallcohousing <br />developmenthasbeenreplacedbywhatappearstobeatraditional,albeitheavily͚ŐƌĞĞŶǁĂƐŚĞĚ͕͛ <br />townhomecomplex: <br />28proposedunitsʹCurrentlythereare17onlyhomesonOakleighLane <br />47parkingspacesʹthislotwillhousemorecarsthancurrentlyresideonOakleighLane,but <br />strangelyenoughwillnotbesufficienttoholdguestormaintenancetraffic <br />AsstatedontheOMCwebsite,theproposedcostforeachnewcondois$200,000$300,000. <br />ThisisinconsistentinthatitismorethandoublethecurrentvalueofthehomesonOakleigh <br />Lane.Italsoappearstocontradicttheoriginalideaofanaffordablecohousingcommunity. <br />Wehaveseveralconcernswhicharepresentedindetailonthenextpage(AppendixA).Ouropposition <br />issimple,andcanbeexpressedinthefollowingmanner:OakleighLaneisasmall,narrow,anddeadend <br />street.Allowingthisdevelopmenttocontinueasproposedwillhaveanegativeandmeasureable <br />impactonthepeoplewhoresidethere.Therewillbelegitimatesafetyconcernsassociatedwithboth <br />theconstructionandresidentialtrafficthisdevelopmentwillcreate(asevidencedbytrafficcollision <br />May19,2011pleaserefertoAppendixB).Inaddition,theplanningprocesshasbeen(arguably)mis <br />leadinganddisingenuous;thecurrentproposalmaximizesprofit/#unitsattheexpenseofthe <br />surroundingcommunity. <br />Theseconcernsarereal,welldefined,andcomefromcitizenswhowillbeimpactedbythis <br />development.Thisisnotasituationinwhichlandusemodificationisacceptable.Weencouragethe <br />RRCOtoreconsidertheirsupport. <br />Sincerley, <br />JeanDarian <br />LaurieTrautman <br />SimonTrautman <br /> <br />
