The following are <br />the responses to the Completeness Review items. The City items are in regular typeface and my responses are <br />in italics. <br /> <br />COA#5: Prior to final PUD and plat approval, the applicant shall submit Private Joint Use Access and Utility <br />Easement and Maintenance Agreement (JAM). The JAM will include a description defining the area of <br />the private street and will also identify permitted improvements, construction expectations, rights of <br />usage and maintenance responsibilities for the facilities in the street. The JAM will be recorded <br />concurrent with and cross- referenced on the final plat. <br /> <br />At the time of this review no Joint Use Access and Utility Easement and Maintenance Agreement <br />(JAM) has been submitted for review, therefore this condition is not satisfied. <br /> <br />See attached JAM. <br /> <br />COA#6: Provisions for a public emergency access easement within the private street may be included in the <br />proposed JAM which creates the private street, or alternatively, may be dedicated as a Public <br />Emergency Access Easement on a standard City form. <br /> <br />At the time of this review no JAM has been submitted, therefore this condition is not satisfied. <br /> <br />See attached JAM. <br /> <br />COA#7: Prior to final plat approval, the applicant shall dedicate a 14-foot Public Utility Easement or Public <br />Wastewater Easement that will encumber the proposed public wastewater system. The required <br />easement shall also be shown on revised final PUD plans. <br /> <br />The Final PUD plans do not show a 14-foot PUE or Public Wastewater Easement to encumber the <br />proposed public wastewater system, therefore this condition is not satisfied. <br /> <br />You are correct. The final plans do not show a 14 foot PUE. Instead, the plans show a PUE on the <br />entire width of the private roads which satisfies this requirement. <br /> <br />While not specifically mentioned in the Incomplete letter dated 10.3.25, this condition of approval is still relevant. <br />COA #15 The proposed Joint Access Easements, which are subject to City review and approval prior to <br />recording with the final plat, shall be cross-referenced on the plat and be accompanied by a <br />maintenance agreement for each shared driveway, which addresses the rights and responsibilities of <br />each parcel relative to each shared driveway. <br /> <br /> <br />
