Eufaula Street, Suite 140 <br />Norman, OK 73069 <br />Subject: Zone Verification - City File #ZVR 24-23 <br />Location: 4232 West 5`h Avenue <br />Map & Tax Lot #1 7-04-34-22-02500 <br />Dear Tabitha Upton, <br />am writing in response to your July 16, 2024, request for zoning information regarding <br />4232 West 5`h Avenue in Eugene. The subject property is zoned 1-2 Light -Medium Industrial. <br />Industrial zone purposes, allowable uses, and permit requirements can be found beginning <br />at Eugene Code (EC) Section 9.2410. There are no overlay zones on the subject property. <br />The Eugene Code, including Land Use Chapter 9, is available online at: www.eugene- <br />or.gov/citycode. <br />The zoning designations of adjacent properties are as follows: <br />• North: 1-2 Light -Medium Industrial <br />• South: 1-2 Light -Medium Industrial <br />• East: 1-2 Light -Medium Industrial <br />• West: 1-2 Light -Medium Industrial <br />Development is typically reviewed in accordance with any applicable building and land use <br />code regulations in effect at the time of construction. As part of our response to your <br />request for zoning information we did not perform a site inspection. However, if there is a <br />structure that is legal and nonconforming with the City's current code, expansion or <br />alteration of that structure is regulated under EC 9.1200 Legal Nonconforming Situations. <br />There are currently no open zoning code violations on the subject property. <br />Please note this zone verification will be made available to the public and provided to <br />interested parties, as well as being documented within the City's permit tracking system, in <br />accordance with statutory requirements at ORS 227.175(1 1).
