These Middle Housing Land Division Applications seem <br />fairly straight forward. <br /> <br />The following are the responses to the Completeness Review items. The City items are in regular typeface <br />and my responses are in italics. <br /> <br />PLANNING <br />Site Plan Requirements <br />8. The location, setbacks and height of all existing structures, including those under pending building <br />permits are shown. Whether existing structures are proposed for removal or will remain is indicated. <br /> <br />8.a. Based on aerial photos taken in 2023, it appears that there are additional existing structures located <br />near the eastern boundary of proposed Middle Housing Lot 3. These structures are not reflected on <br />the site plan. Please address this or confirm that all existing structures on the subject site are shown. <br /> <br />All existing structures on site are shown. <br /> <br />8.b. Please show the height of the existing garage to remain. <br /> <br />See revised Site Plan. <br /> <br />8.c. Informational Item: It is not necessary to show heights for structures that will be removed prior to final <br />plat, but if structures are not going to be removed before final plat, please show the buildings’ heights <br />on the site plan to ensure height standards are met near new property lines. <br /> <br />See revised Site Plan for information on existing sheds. <br /> <br />10. Information item: It appears that some of the existing buildings on each lot are less than 10 feet from <br />each other, and are located within the required interior yard setbacks. It is recommended that you <br />identify in the applicant’s written statement that existing buildings that do not comply with setbacks <br />(or other provisions of the Land Use Code) are existing nonconformities and are not in violation of <br />EC 9.8194(9). <br /> <br />See revised written statement for additional information regarding setbacks of existing sheds. <br /> <br />11. Names of all recorded subdivisions and partitions contiguous to the proposed division, and the layout of <br />adjacent lots, are shown. <br />11. The site plan does not show the recorded subdivision (Fairmount) affecting the Subject Property and <br />adjacent properties.
