Sections 9.8500 through 9.8575 go verning the appro va/ of <br />subdivisions are established in order to accomplish the orderly development of land within the <br />community. These Regulations are intended to ensure adequate provision of public facilities and <br />services, address potential environmental impacts, protect the public health and safety of the <br />community, and enable development to occur consistent with the Metro Plan. <br />RESPONSE: This narrative and the attached maps and supporting information will address the requirements of <br />these sections. <br />9.8505 App/icabi/ity of Subdivision, Tentative Plan Applications. Requests to create 4 or more lots shall be <br />subject to the subdivision provisions of this land use code under a Type II application process. A <br />subdivision application that also involves a PUD request may not be submitted until a decision on <br />the tentative PUD approval is final. (Refer to EC 9.8305Apq#cab111ty.) No development permit <br />shall be issued by the city prior to approval of the subdivision tentative plan application. <br />RESPONSE: This subdivision application proposes the creation of 11 residential lots and one public lot and, <br />therefore, is subject to these provisions. The development permit will only be issued by the city after <br />approval of the subdivision tentative plan, as required by this section. <br />9.8510 Subdivision, Tentative Plan Application Requirements. In addition to the provisions in EC 9.7010 <br />Application Filing, the following specific requirements shall apply to tentative subdivision plan <br />applications: <br />(1) All tentative subdivision applications shall be prepared by an Oregon licensed land surveyor and <br />shall include a preliminary title report. <br />RESPONSE: Ted C. Baker, an Oregon licensed land surveyor, has stamped the plan.
