TENTATIVE PARTITION PLAN <br />FOR <br />MEHAN SEPEHRI AND CAROL MILLS <br />ASSESSOR'S MAP 17-03-33-12, TAX LOT 718 <br />CRITERIA CONFORMANCE STATEMENT <br />GENERAL CRITERIA <br />July 26, 2021 <br />This criteria conformance statement was written to accompany the Tentative Partition <br />application for Mehan Sepehri and Carol Mills. The subject property is 9,744.7 square feet and <br />zoned R-1. The applicant is proposing to divide the property into 2 parcels as shown on the <br />attached Tentative Plan. There is an existing single-family residence on proposed Parcel 1 which <br />the applicants request to remain (see EC 9.8215(2)). Vehicular access for Parcels 1 and 2 will be <br />onto Randall Street adjacent to the to the west boundary of the subject property. <br />Tax Lot 718 is a "Legal Lot" in accordance with the definition for a Legal Lots per E.C. 9.0500. <br />Tax Lot was created as Lot 1, Block 1 of Bardell Estates (attached). <br />With this partition the owner is fulfilling planning goals of infill and compact growth, while still <br />meeting the minimum code requirements for lot configuration as further described below. <br />The applicant is electing to use the general approval criteria found in EC 9.8215 Partition, <br />Tentative Plan Approval Criteria - General. The approval criteria in EC 9.8515 is addressed as <br />follows: <br />EC 9.8215(1)(a): The proposed partition complies with the lot standards of EC 9.2000 through <br />9.3915 regarding applicable parcel dimensions and density requirements. <br />EC 9.2750: Residential Zone Development Standards (Table 9.2750) <br />EC 9.2751 Special Development Standards for Table 9.2750 /EC 9.4065 Standards <br />Minimum Net Density per Acre: There is no minimum density for R-1 zoned property <br />that is 13,500 square feet or less in size as is the case for the parcels proposed in this <br />partition. <br />Maximum Net Density per Acre: The maximum density for the R-1 zoning classification <br />is 14 units per acre. This proposal is to create 2 parcels for single-family dwellings on <br />0.23 acres. The result is a net density of 8.94 units per acre thus complying with <br />maximum density requirement of the Code. <br />Maximum Lot Coverage: The maximum lot coverage for the R-1 zoning classification is <br />50% of the lot/parcel. The total area of Parcel 1 is 5,842.2 square feet and the foundation <br />area is 1,832.7 square feet. The result is 31% lot/parcel coverage thus complying with <br />maximum lot coverage requirement of the Code.
