There are still a few items that we need before we can deem the application complete, they <br />are listed below for ease of reference. <br />Planning Items <br />1. It is still unclear to staff how the information submitted demonstrates that the subject property <br />is a legal lot. Staff believes that Tax Lot 200 and the western 13.91 feet of Tax Lots 300 and 301 <br />make up a legal lot, see the attached letter dated July 14, 2015. A lot validation, or including the <br />13.91 feet in the partition application are two possible options to remedy this issue. <br />Public Works Items <br />2. Please provide plans that depict the infiltration limiting factors (can be listed as a note on the <br />plans if it pertains to the entire site). <br />3. Please provide a street connectivity study, as referenced by the written statement. This will <br />need to include a narrative that explains how the proposed street system meets the intent of <br />street connectivity at EC 9.6815(1). <br />4. Please provide a written statement that addresses the street width standards at EC 9.6870, and <br />discusses existing and proposed improvements at EC 9.6500; explain how the existing <br />conditions (18.5' paving and lack of sidewalks) function in context with the codified parameters. <br />For example: Is paving and sidewalk proposed? Is the existing system adequate? Will an <br />irrevocable petition suffice?
