PUBLIC WORKS REFERRAL RESPONSE <br />TENTATIVE SUBDIVISION -GENERAL CRITERIA <br />Date: April 25, 2017 <br />To: Althea Sullivan, Planning <br />From: Ed Haney, Public Works <br />Subject: ST17-04 Wendell Canyon (NH) <br />Disclaimer: The following referral comments from Public Works staff reflect a preliminary evaluation <br />of compliance with applicable approval standards and criteria and include draft findings and <br />recommended conditions of approval, as well as related informational items, relevant to surveying, <br />engineering, transportation, and maintenance issues. These referral comments are intended for <br />review by Planning staff, for incorporation into the City's written decision on the subject application; <br />however, they do not represent a final determination of compliance with the applicable approval <br />standards and criteria. It is acknowledged that these referral comments are subject to revision upon <br />further coordination with other affected City departments and utility providers. <br />Summary: Based on the evaluation provided below, Public Works staff recommends <br />conditional approval of the proposed subdivision request to create 9 residential lots on <br />property located north of East 43rd Avenue near the East 43rd Avenue cul-de-sac. <br />EC 9.8520 Subdivision, Tentative Plan Approval Criteria - Needed Housing <br />(1) The applicant has demonstrated that the proposed housing is needed housing as <br />defined by State statutes. <br />(2) The proposed land uses and densities are consistent with the land use <br />designation(s) shown on the Metro Plan Land Use Diagram, as refined in any <br />applicable refinement plan. <br />(3) The proposed subdivision complies with all of the following, unless specifically <br />exempt from compliance through a code provision applicable to a special area <br />zone or overlay zone: <br />(b) EC 9.6800 through EC 9.6875 Standards for Streets, Alleys, and Other <br />Public Ways <br />The subject property, has frontage on East 43rd Avenue to the south, is adjacent to a 1.5 acre <br />undeveloped property to the north and developed residential properties to the west and east. The <br />applicant proposes to complete the East 43rd Avenue improvements and to extend a street to the <br />north in the direction of the existing Wendell Lane.
