CROSS <br />In accordance with the open-record sequence specified in the City of Eugene's <br />March 29, 2017 public notice, please find enclosed Oakleigh Meadow, LLC's final <br />rebuttal in support of its Tentative Planned Unit Development. <br />Please include this letter in the record of the City's proceedings on remand, and <br />provide our firm with notice of any future actions taken on remand. <br />This Oakleigh Meadow Tentative Planned Unit Development is an opportunity <br />for the City of Eugene to reaffirm its commitment to combatting sprawl via infill <br />development. Oakleigh Meadow, LLC is proposing smart growth - infill development <br />in an existing residential area, that will preserve more than 50% of the site as open <br />space (including 20% of the meadow adjoining the public parklands to the east) that <br />will support an "intergenerational residential community" of private householder/ <br />members. <br />In addition to these amenities, the project will provide very real and very <br />tangible benefits to the surrounding neighborhood. The project will dedicate <br />additional right-of-way for the extension of Oakleigh Lane, the creation of a cul-de-sac <br />for emergency vehicles, and a public accessway. In addition, the member-owners <br />have committed to not only contribute to the future improvement of Oakleigh Lane <br />via an Irrevocable Petition for Public Improvements to City standards - including <br />"paving, curbs and gutters, storm drainage, sidewalks and street trees" - but will, as <br />stated by the Fire Marshal, "accoun[t] for actual safety improvements regarding <br />emergency response for both fire related and medical related emergencies."
