AIM <br />Notice of Proposed Land Use Regulation Change <br />and Planning Commission Public Hearing <br />"This is to notify you that the City of Eugene has proposed land use regulations that may affect the <br />permissible uses of your property and other properties in the R-2 Medium Density Residential Zone." Or <br />March 7, 2017 at 7:00pm, the Eugene and Lane County Planning Commissions will hold a public hearing to <br />consider several actions related to Eugene's urban growth boundary. One of the actions to be considered <br />by the Eugene Planning Commission is a proposal to amend the Eugene Code Chapter 9 (land use code) to <br />increase the minimum density required for new developments in the R-2 Medium Density Residential Zone <br />from 10 to 13 dwellings per net acre. "The City of Eugene has determined that the adoption of this <br />regulation may affect the permissible uses of your property and other properties in the affected zone, and <br />may change the value of your property." <br />Please note that State Law requires that this notice contain the quoted wording, above. <br />Eugene is proposing to adopt a detailed delineation of its urban growth boundary <br />What does ("UGB"), the boundary to which Eugene's city limits may eventually grow. State law <br />this mean? requires that this UGB include enough space for 20 years of growth to meet Eugene's <br />needs for homes, jobs, parks and schools. As part of this proposal, Eugene is considering <br />amending the City's Chapter 9 land use code to accommodate more housing inside the <br />City's current UGB. The proposal is to increase the minimum density requirements from <br />10 to 13 dwellings per net acre on lots of 0.5 acre or more that are in the R-2 Medium Density Residential <br />zone. The proposed increase would not apply to subsidized affordable housing developments and other <br />exceptions. <br />The amendments would only apply to new projects submitted on or after the date the <br />What if I amendments become effective. The proposed action would not require you to make <br />have no changes to any legally established use or building in existence prior to the adoption of this <br />plans to proposed increase.
