The approximately 1.8-acre development site is zoned <br />Community Commercial (C-2) and is designated on the Metro Plan diagram for commercial <br />uses. <br />The present request is for approval of a Traffic Impact Analysis (TIA) to construct a mixed-use <br />building that will support a combination of residential apartments and commercial retail uses. <br />The development will include up to 108 apartments and approximately 14,000 square feet of <br />commercial space. In this case, the proposal requires a Traffic Impact Analysis application <br />pursuant to the triggers for TIA Review at Eugene Code (EC) Section 9.8670(1) because the <br />proposed development will generate over 100 peak hour vehicle trips. The TIA application <br />requires a Type II land use approval (a Planning Director Decision), the application procedures <br />for which are addressed in EC 9.7200-9.7230. <br />The purpose of Traffic Impact Analysis Review is to ensure that developments which will <br />generate a significant amount of traffic, cause an increase in traffic that will contribute to traffic <br />Amazon Corner (TIA 16-7) January 2017 <br />
