9. The final PUD site plans shall note that construction permits shall conform to the applicant's <br />geotechnical analysis. <br />10. The final PUD plans shall note that all on-site utilities will be placed underground consistent <br />with EC 9.6775. <br />11. The final POD plans shall note the requirement that, at the time of development, all <br />stormwater discharge points directed toward the City's property shall be designed as level <br />spreaders, consistent with the City's 2008 Stormwater Management Manual. All <br />stormwater facilities shall be located outside the public wastewater easement along the <br />east property line. <br />12. The final site plan shall note: "On-site stormwater management facilities will be privately <br />owned and operated. An operation and maintenance plan will be developed consistent with <br />the City's Stormwater Management Manual, and notice of this plan will be recorded, during <br />the building permit process.'-' <br />13. Prior to final PUD approval, the applicant shall obtain from the property owners of Tax Lots <br />500, 5600, 5700, and 10100, an easement abutting the proposed structures on the subject <br />property that are located less than five feet from the interior property lines (i.e. the <br />garages, carports, and wall along the west property line, and the portion of the wall and <br />Building 6 abutting the south property line). The easement shall establish a 10-foot no-build <br />zone, for fire code purposes, and, for at least the first five feet abutting the common <br />property line, rights for the development to access and maintain the backside of their <br />buildings. Alternatively, if the applicant is unable to obtain these off-site private easements <br />from the adjacent property owners, then the final PUD plans shall show all structures <br />setback at least five feet from the property lines. <br />14. The-final site plans shall note that compliance with the following development standards <br />will be determined more precisely at the time of building permit review: <br />a. Landscape Standards beginning in EC 9.6200 <br />b. Garbage Screening contained in EC 9.6740 <br />c. Bicycle Parking Standards contained in EC 9.6105 - <br />d. Outdoor Lighting Standards contained in EC 9.6725 <br />15. Prior to final PUD approval, the applicant shall revise the final site plan and landscaping plan <br />compliant with EC 9.6200 to provide landscape screening along the eastern property <br />boundary, and a combination of landscape screening and fencing along the southern <br />property line, to screen the buildings from view from adjacent properties. <br />Hearings Official Decision (PDT 13-1, WG 13-1) 64 <br />410 <br />
