y_ y anning Commission <br />NOTICE OF PUBLIC HEARING <br />June 2, 2015, 6:00 p.m. <br />Harris Hall - Lane County Public Service Building <br />125 East 8th Avenue, Eugene, Oregon <br />This is to notify you that the City of Eugene has proposed land use regulations that may affect the permissible <br />uses of your property and other identified properties, and may change the value of your property. The Eugene <br />Planning Commission hold a public hearing at the above noted time and place to consider the following: <br />File Name South Willamette Special Area Zone (CA 15-1, MA 15-2, RA 15-1, and Z 15-4). <br />City Proposal: Adoption of a new Special Area Zone to implement the South Willamette Concept Plan <br />Includes concurrent Eugene Code and Metro Plan Amendments, Refinement Plan <br />Amendments (to the South Willamette Subarea Study), and Zone Changes. The overall <br />objective of the adoption package is to establish the necessary regulatory framework as a <br />starting point for accommodating redevelopment of this area over the long-term, in order <br />to transform the district into a vibrant, multi-modal, pedestrian-friendly mixed-use <br />neighborhood. <br />Subject Area: South Willamette Street extending from 22"d Avenue to 33rd Avenue; along 29th Avenue <br />from the Willard School site to Amazon Parkway; including additional areas along <br />Portland Street; and, between Amazon Parkway and South Willamette Streets. For <br />detailed maps of proposed zoning and plan designation changes in the subject area, <br />please visit the City's website at: www.eugene-or.gov/sw-saz. <br />Applicable Criteria & Decision Making Process: <br />In making a recommendation on this request to City Council, City staff and the Planning Commission must address <br />the relevant approval criteria from the Eugene Code (EC) at EC 9.8065, 9.7735, 9.8424, and 9.8865. Note that the <br />request will also be heard by the City Council in a separate public hearing, following this initial public hearing and <br />a recommendation from the Planning Commission, before a final local decision is made. Testimony and evidence <br />of those testifying should be directed toward the applicable criteria of the Eugene Code as listed above, or other <br />criteria in the plans or land use regulations that the person testifying believes to apply to the decision. <br />How to Submit Testimony: <br />1.
