<br />February 3, 2015 <br /> <br /> <br /> <br />WRITTEN STATEMENT <br />CHAMOTEE TRAILS, PUD <br />TENTATIVE PLANNED UNIT DEVELOPMENT APPLICATION <br />Branch Engineering Inc. Project No. 06-224 <br /> <br /> This application proposes an 11 lot (10 buildable, 1 open space) residential planned unit <br />development on vacant property between Fox Hollow Road and West Amazon Drive, across from <br />Foxboro Lane (Tax Map 18-03-20-23, Tax Lot 1100). <br /> The site is zoned R-1. OC2 12-1 removed the /WR overlay zoning. The Planned Unit <br />Development (PUD) process is applicable because the site falls within the South Hills Study and <br />is above 701 feet in elevation (EC 9.8305(1)(b)). A tentative subdivision application is submitted <br />concurrent with this PUD application. <br /> <br />9.8310 Tentative Planned Unit Development General Application Requirements. <br />(1) Ownership. The area included in a proposed PUD shall either be under single <br />ownership or common development control. The application shall include all <br />contiguous property under the same ownership or development control, shall be <br />signed by the owner of the property, and include such related information as <br />prescribed by the planning director. Otherwise contiguous parcels that are <br />separated by only a public right-of-way, shall be included in the PUD application <br />unless the public right-of-way is designated an arterial or collector on the street <br />classification map. If otherwise contiguous parcels are separated by an arterial or <br />parcels in the PUD application. <br />The land subject to this application is under one ownership and all contiguous <br />portions of that ownership are included. <br /> <br />(2) Project Coordinator and Professional Design Team. The tentative PUD <br />application shall identify the PUD project coordinator and the professional design <br />team and certify compliance with the following: <br />(a) Project Coordinator. The project coordinator shall: <br />1. Be the liaison between the applicant and the city. <br />2. Ensure that the required plans are prepared and executed according to <br />any required conditions. <br />3.
