A property line adjustment application is applicable to changes to the property <br />lines of adjoining properties when all of the following exist: (a) A property line <br />proposed for adjustment will not result in an increase in the number of parcels or <br />lots. (b) A property line proposed for adjustment will not create more than 2 <br />property line adjustments to any of the boundaries of an individual lot or parcel <br />within a calendar year. This subsection does not apply to proposed property line <br />adjustments undertaken by or on behalf of a governmental entity that affect the <br />ability to preserve, manage, or expand park, open space, or natural resource areas. <br />(c) The adjustment will result in less than a 200% change in the size of the lot or <br />parcel. This subsection does not apply to proposed property line adjustments <br />undertaken by or on behalf of a governmental entity that affect the ability to <br />preserve, manage, or expand park, open space, or natural resource areas. <br />(a) No new parcels are created. <br />(b) No previous property line adjustment to these properties have been <br />made within the past calendar year. A property line adjustment application may not be utilized to effect the <br />reconfiguration of lots or parcels which must be approved through the partition or <br />subdivision procedure. <br />Eugene Code 9.0500 defines a reconfiguration as: Reconfiguration of Lots or <br />Parcels. Changes to legal lot lines that result in any of the following: (A) Creation <br />of an additional lot or parcel; (B) More than 2 changes to any of the boundaries <br />of an individual lot or parcel within 1 calendar year; (C) A change in the size of a <br />lot or parcel by more than 200 percent; or (D) Creation of substandard public <br />facilities or services, including, but not limited to, streets (access and widths), <br />access easements, and public utility easements. <br />(A) No additional lots or parcels are being created as a result of this <br />adjustment. <br />(B) No previous property line adjustments to these properties have been <br />made. <br />(C) Greatest area percentage change is +100% for Property 1. Resultant <br />change in area is less than 200%. <br />(D) No substandard public facilities or services are being created <br />3. A property line adjustment application may not be utilized to create flag lots. <br />The adjustment will not result in any “flag lots”.
