A lot of record that has boundary lines that were established: (A) Through a partition or subdivision procedure, (B) By a deed that was signed before April 2, 1962, or (C) Through approval of an application to validate a unit of land consistent with ORS 92.176. Subject lots were created through Subdivision Partition Plat Book 4 Page 43  Eugene Code 9.8415 Property Line Adjustment – Approval criteria The planning director shall approve, approve with conditions, or deny the property line adjustment application. Approval or approval with conditions shall be based on compliance with the following criteria: 1. Any buildings to be retained on the properties comply with the minimum front and interior yard setbacks as defined in this land use code. The interior yard setback in R-1 is 5 feet per Table 9.2750. Proposed adjusted property lines will be at least 5 feet from the nearest structure. 2. The final configuration of property lines shall not reduce an existing lot below the minimum lot standards established in this land use code or otherwise violate standards of this land use code, building codes, fire codes, and Chapter 7. Minimum lot size for the R-1 Zone is 4,500 square feet. The minimum proposed lot size is 13816 square feet. Overall Lot width is unchanged for Tax Lot 5100, but Lot 11 will increase to 100’, and Lot 12 will be eliminated. Street frontage increases by 50 feet and decreases by 50 feet for Lot 11 and 12 respectively.
