This criterion is not applicable to the proposed subdivision. <br /> <br />(d) Recognize Coburg Road, the Ferry Street Bridge, Beltline Road, Delta Highway, Interstate 5, and the Eugene- <br />Springfield Highway (I-105) as designated entrance corridors to the city as identified in the adopted City of Eugene <br />Entrance Beautification Study. (Policy 4) <br /> <br />This criterion is not applicable to the proposed subdivision. <br /> <br />(e) Site review procedures or special development standards shall be considered for properties which abut or face <br />one another, when the uses permitted on those properties are potentially incompatible. (Policy 5) <br /> <br />There are no properties which abut or face the subject property that contain uses that are potentially incompatible with residential use <br />on the subject property. The surrounding properties are also in residential use. <br /> <br />(f) Minimize land use conflicts by promoting compatibility between low-density and higher-density residential land <br />uses as well as between residential and nonresidential land uses. (Policy 6) <br /> <br />There are no land use conflicts nor non-residential land uses adjacent to the subject property which require mitigation to promote <br />compatibility. <br /> <br />(g) Mixed-use developments that combine living, working, and shopping opportunities shall be encouraged in the <br />study area. (Policy 7) <br /> <br />There are no mixed uses proposed on the subject property; only residential use is proposed. <br /> <br />(2) Land Use Element – Residential Policies. <br /> <br />(a) Maintain the existing low-density residential character of existing Willakenzie neighborhoods, while recognizing <br />the need to provide housing for all income groups in the city. (Policy 1) <br /> <br />The proposed subdivision exemplifies the intent of Policy 1 by promoting much needed housing possibilities while maintaining the low- <br />density characteristic of the Willakenzie neighborhood. <br /> <br />(b) Ensure that development plans include street sizes adequate to meet future demands. (Policy 3) <br /> <br />There are no public streets proposed with this tentative subdivision plan. <br /> <br />(c) Encourage a mixture of housing densities and types to address the housing needs of a diverse population. <br />(Policy 4) <br /> <br />The proposed lot sizes can accommodate a mixture of housing densities and types, demonstrating compliance with the intent of <br />Policy 4. <br /> <br />(d) Encourage medium – and high-density residential uses in areas which have good access to commercial services, <br />public open space, schools, parks, transit, and other alternative modes of transportation. (Policy 5) <br /> <br />The proposed lot sizes can accommodate a mixture of housing types which could encourage future development of middle housing <br />within this low-density zone area which has good access to commercial services, public open space, schools, parks, transit and other <br />alternative modes of transportation, in compliance with the intent of Policy 5. <br /> <br /> <br />
