Project No. 24-392 <br /> <br /> This application proposes partitioning an underdeveloped property at 4310 W <br />5th Avenue (aka Tax Map 17-04-33-1, Tax Lot 102). The Tentative Partition was granted <br />conditional approval on September 10, 2025 under File Number PT 25-09. <br /> <br /> <br />The following is a discussion of how the Final Partition conforms to the Conditions of <br />Approval placed on the tentative partition application and the applicable code criteria: <br />9.8235 Partition, Final Plat Application Requirements. In addition to the provisions <br /> in EC 9.7010 Application Filing, final plat applications shall: <br />(1) Be signed by the owner of the property. <br />Cynthia Morris, member of Vista Properties Eugene, LLC, has signed the <br />application <br />(2) Contain a proposed final plat stamped and signed by an Oregon licensed land <br />surveyor, complying with state and local platting and surveying requirements. <br />The final plat is stamped and signed by Renee Clough, PLS, PE, AICP as the <br />project’s land surveyor. <br />(3) Contain documentation addressing all conditions of tentative plat approval and <br />state and local platting requirements. <br />As demonstrated in this application, conditions of tentative plat approval and <br />state and local platting requirements have been met. <br />9.8240 Partition, Final Plat Approval Criteria General.
