The subject property is approximately 37.26 <br />acres in size, located West of Valley River Highway and abuts along the North onto Goodpasture Island <br />Road. The subject property includes the existing Valley River Center shopping center, BJ’s Restaurant & <br />Brewhouse, and Texas Roadhouse. The Project is intended to partition the existing parcel and establish <br />the main Valley River Center shopping center, BJ’s Restaurant & Brewhouse, and Texas Roadhouse on <br />their own respective parcels. <br />The subject property is located within the C-2 – Community Commercial Zone and is partially located <br />within Zone AE per FEMA flood map 41039C11288F, and the Water Resource (WR) Overlay due to its <br />proximity to the Willamette River along the western and southern portions of the subject property. The <br />proposed Minor Partition - Tentative is intended to establish two (2) new parcels along the eastern portion <br />of the subject property, outside of the floodplain and the WR Overlay area, and to retain the primary <br />Valley River Center shopping center on its own parcel.
