a) EC 9.2777, Middle Housing Lot standards; <br />EC 9.2777 is addressed in this written narrative. <br />b) EC 9.6505, Improvements, Specifications for any street frontage improvements required for middlehousing lots that abut a street; <br />EC 9.6505 – Improvements – Specifications.(1) Water Supply. All developments shall be served by the water system of the Eugene Water and Electric Board. <br />All proposed middle housing lots will be served by EWEB via the existing Joint Use Access & Utility Easements fromTennyson Avenue and Kinney Loop to the subject property and then via the proposed Variable Width Joint Access &Utility Easement and Private utility easement to each new middle housing lot. See the attached Civil Engineering plan forutility details. Exact locations to be finalized at the time of building. <br />(2) Sewage. All developments shall be served by the wastewater sewage system of the city, complying withprovisions in Chapter 6 of this code. Public improvements will be constructed privately. <br />City of Eugene sanitary sewer lines are existing in Tennyson Avenue. All four proposed middle housing lots will be servedby extending a 6” public wastewater line from the existing wastewater manhole in Tennyson Avenue; exact locations forwastewater laterals to individual dwelling units will be finalized at the time of building permit. <br />(3) Streets and Alleys <br />There are no new streets or alleys proposed with this middle housing land division. <br />(4) Sidewalks <br />Curbs, gutters, and sidewalks are existing on Tennyson Avenue. Curbs, gutters, and sidewalks are not existing on KinneyLoop; none are proposed at this time. <br />(5) Bicycle Paths and Accessways <br />Tennyson Avenue is an existing public Right-of-Way with bicycle accessibility. <br />EC 9.8194 Middle Housing Land Division, Tentative Plan Approval Criteria.(3) The proposed middle housing land division complies with all of the following:(c) EC 9.6805, Dedication of Public Ways; and <br />There are no public ways proposed or required to be dedicated to the City of Eugene with this middle housing landdivision. <br />(d) All other applicable development standards for features explicitly included in the application.All applicable development standards are addressed. <br />(4) The following easements are shown on the tentative plan:(a) Easements necessary for locating, accessing, replacing, and servicing all utilities; <br />All utilities will be routed from the existing public infrastructure in Tennyson Avenue and Kinney Loop to each individualdwelling unit via the Variable Width Joint Use Access and Utility Easement and a Private Utility Easement shown on thetentative partition plan. <br />(b) Easements for pedestrian access from each dwelling unit to a street; <br />Tennyson Avenue will be accessible for pedestrian use via the existing and proposed Variable Width Joint Use Accessand Utility Easements shown on the tentative plan. <br />(c) Easements necessary for any common areas or shared building elements; <br />A Variable Width Joint Use Access and Utility Easement shown on the tentative plan is provided for use by all four middlehousing lots.
