1) If the property to be divided is not yet developed with middle housing:a) The application proposes development of middle housing on the lot or parcel to be divided; andb) The lot or parcel or be divided is developable with middle housing consistent with the following:1. EC 9.2750;2. EC 9.2751;3. EC 9.2760;4. EC 9.2761;5. EC 9.2775; and6. EC 9.5550. <br />The property to be divided is not yet developed with middle housing. The proposal’s compliance with the criteria containedin EC 9.8194(1)(b)1. – 6. are summarily addressed below as applicable. <br />EC 9.2750 Residential Zone Development Standards.EC 9.2751 Special Development Standards for Table 9.2750. <br />The subject property is zoned R-1 and therefore must meet the applicable zone development standards, summarilyaddressed below. <br />Density <br />Per EC 9.2751(1)(b), “[t]he maximum residential density requirements in Table 9.2750 do not apply to accessorydwellings, duplexes, triplexes, fourplexes, townhouses, or cottage clusters”. As this middle housing land divisionapplication proposes future development of a detached triplex on the three new middle housing lots, the maximum densityrequirements do not apply. <br />Building Height <br />The maximum building height allowed in the R-1 zone is 30 feet. The future dwelling units will comply with the maximumheight limit of 30 feet. <br />Building Setbacks <br />Front Yard: 10 feet for dwelling; 18 feet for garage doors and carports <br />The future dwelling units will be set back at least 10 feet from Tennyson Avenue and Kinney Loop; garages will be setback 18 feet from the same lines. <br />Interior: 5 feet from property line or 10 feet between buildings <br />The future dwelling units will be setback from their respective interior property lines by a minimum of five feet. The setbackin between future dwellings on adjacent middle housing lots will be at least ten feet. <br />Maximum Lot Coverage <br />Table 9.2750 specifies that lots with duplexes, triplexes, or fourplexes must not exceed 60% lot coverage. The futuredwelling units will not exceed 60% lot coverage. <br />EC 9.2760 Residential Zone Lot Standards.EC 9.2761 Special Standards for Table 9.2760.The subject property is zoned R-1 and therefore must meet the applicable lot standards, summarily addressed below. <br />(4) Flag Lots. <br />d) Middle Housing on Flag Lots. When development of a duplex, triplex, fourplex or cottage cluster,is proposed on a flag lot the lot area minimum for the flag lot shall be 4,500 square feet, excluding thepole portion of the lot.
