FINAL MIDDLE HOUSING LAND DIVISION PARTITION APPROVAL <br />FOR ALISON G. KWOK TRUST (2245 & 2255 ROSE LANE) <br /> Metro Planning, Inc. June 1, 2026 P a g e | 3 <br /> <br />The parcel layout on the final plat is consistent with the approved tentative middle housing land division. This means <br />that the final plat substantially conforms to the provisions of the approved tentative plan. In addition, the tentative <br />middle housing land division application was approved with four (4) conditions. Compliance with the conditions of <br />approval is discussed below. <br />1. An Irrevocable Petition shall be provided with the final plat for public improvements within <br />Rose Lane to include adequate paving, curb and gutter, and sidewalks. <br />A DRAFT Irrevocable Petition is submitted with this application packet. <br />2. On the final plat, the applicant shall denote the proposed 24-foot-wide-joint use access <br />easement as private. <br />On the final plat and final site plan the easement is labeled “Private 24’ Joint Use Access Easement”. <br />3. Prior to final plat, the applicant must: provide evidence that the existing garage shown across <br />the Middle Housing Lot Lines has been demolished or relocated; or record and provide a copy <br />of a deed restriction holding the Middle Housing Lots in common ownership until such time as <br />the garage is demolished or relocated; or otherwise comply with ORSC requirements. <br />A DRAFT Development Restriction is submitted with this application packet. <br /> <br />If there are any questions, please do not hesitate to contact me via email ( . <br />Respectfully, <br />Tanya Sorensen
