DECISION <br />Based on the available information, evidence, and the preceding findings of compliance with <br />applicable approval criteria and standards, the Tentative Partition is APPROVED subject to the <br />conditions listed below: <br />1.The applicant shall submit an Irrevocable Petition for public improvements in Bell Avenue <br />to include setback sidewalks and streetlights. <br />2. The applicant shall submit an Irrevocable Petition for public improvements in Harold <br />Street to include setback sidewalks and streetlights. <br />3. The applicant shall submit a site plan that delineates the following conditions existing on <br />the development site: 1) Infiltration rates less than 2 inches per hour; 2) Bedrock less than <br />5 feet below the ground surface; 2) Groundwater elevations less than 6 feet; or 4) Ground <br />surface slopes greater than 10%. <br />4.
