Floral Hill Terrace 6 Subdivision (Lot 12 of Floral Hill Terrace Subdivision) 10 <br />Middle Housing Land Division, Tentative Plan: Written Statement <br />May 15, 2026 <br /> <br /> <br />Schirmer Consulting, LLC · PO Box 10424, Eugene, OR 97440 · (541) 234-5108 <br />Landscape Architecture + Land Use Planning <br /> <br />(a) Lots and parcels at intersections shall have the access connection begin <br />no less than 20 feet from the end of the radius of the curb, or 20 feet <br />from the property corner if there is no curb. <br /> <br />(b) A safety island of not less than 22 feet of full height curb shall in all cases <br />be provided between access connections under one ownership. <br />Proposed access on Street C (a local street) will comply with this <br />standard and will be evaluated at time of building permit submittal for <br />compliance. <br /> <br />(c) Entry Orientation and Windows. <br />1. Entry Orientation. <br />a. At least one main entrance for each triplex or fourplex structure must meet <br />the standards in subparagraphs b. or c. below. Any detached structure where <br />more than 50 percent of its street-facing facade is separated from the street <br />property line by a dwelling is exempt from meeting these standards. <br />Proposal for development of these lots will comply with this standard and be <br />evaluated for compliance at time of building permit submittal. <br /> <br />2. Windows. All street-facing facades, except those separated from the front lot line <br />by a dwelling, shall have windows or entrance doors covering at least 15 percent <br />of the applicable facade area. <br />Proposal for development of these lots will comply with this standard and be <br />evaluated for compliance at time of building permit submittal. <br /> <br />(2) If the property to be divided is developed with middle housing: <br />The property to be divided is not developed with middle housing. <br /> <br />(3) The proposed middle housing land division complies with all of the following: <br />(a) EC 9.2777, Middle Housing Lot standards; <br /> <br />(4) There are no frontage, width, or lot area standards for middle housing lots. <br />Acknowledged. <br /> <br />(5) A middle housing lot may not contain more than one middle housing unit. A middle <br />housing lot that includes a common area, but does not include a dwelling, is permitted. <br />Each of the proposed lots will contain no more than one middle housing unit. <br /> <br />(6) A middle housing lot may not be divided. <br />Acknowledged. <br /> <br />(b) EC 9.6505, Improvements, Specifications for any street frontage improvements required for <br />middle housing lots that abut a street; <br /> <br />EC 9.6505 Improvements - Specifications. All public improvements shall be designed and <br />constructed in accordance with adopted plans and policies, the procedures specified in <br />Chapter 7 of this code, and standards and specifications adopted pursuant to Chapter 7 of <br />this code. Additionally, all developments shall make and be served by the following <br />infrastructure improvements: <br /> <br />(1) Water Supply. All developments shall be served by the water system of the Eugene <br />Water & Electric Board. <br /> All lots will be served by EWEB.
