A: It depends on how many people are in the household and how much they are making. Generally speaking <br />the homes will be around 2-4 person household or $66,000 to $76,000. <br /> <br />Q: How do you hold home owner accountable to maintaining the land? <br />A: There are rules in the ground lease, CCRs. There will be parts of the land under common ownership, like <br />stormwater, common areas that DevNW will be maintaining. DevNW is very well connected to the home <br />owners and there are ways to communicate with folks and get them on the right path for maintaining the <br />property around their homes, if it looks like it is not being maintained. <br /> <br />Q: What is the likelihood the applicaon gets appr oved? <br />A: We will get back to this answer. <br /> <br />Q: Do they have to get their l through DevNW lending group? <br />A: No. <br /> <br />Q: A person spoke that has experience with HOAs. Are you including the cost of the HOA fees as part of the <br />total affordability? <br />A: There will not be an HOA. The Community Land Trust will take care of common areas. <br /> <br />Q. Does this include roads? <br />A. The ground lease fee covers maintenance of the private roads. The City of Eugene will maintain the public <br />road. <br /> <br />Q: Will a home owner benefit from equity growth like a regular home owner? <br />A: The drawback for someone buying one of these homes is they will not be able to flip the home and make a <br />bunch of money. But they do make equity on their home. There is a resale formula that is in their contract. <br />They get all equity of all money that has paid down their mortgage. It is not the same amount of money <br />someone makes in the regular market. The benefit is that it will always be affordable to the next buyer. It is <br />never going to reach the unaffordable level. There is appreciaon and they will get 25% of that when t hey <br />sell. <br />Q: Property taxes? Who pays those? Is it just on the structure? Who is paying the property taxes on the land? <br />A: The homeowner will pay property taxes on the structure. DevNW does not pay property taxes on the land. <br /> <br />Q: Do you think that it is fair that you made a bunch of money off selling your own home (market rate home)? <br />A: No <br />
