The minimum lot frontage and minimum lot <br />width is 20 feet for interior and corner lot duplexes. The minimum lot frontage and <br />minimum lot width is 35 feet for interior and corner triplex lots. <br />All proposed lots meet the minimum width required for both duplex and triplex lots. See <br />lot dimensions on Site Plan. <br /> <br />(7) In R-1, interior lots shall not have frontage on two non-intersecting streets unless <br />approved through the cluster subdivision or planned unit development process where <br />alternative proposals were evaluated, and there is no feasible alternative to the creation <br />of double frontage lots. <br />Lots 1, 2 and 3 have frontage on 2 non-intersecting streets, Floral Hill Drive and Street A. <br />A reserve strip on Floral Hill Drive can be imposed to cure this. <br /> <br /> (b) EC 9.6800 through 9.6875 Standards for Streets, Alleys and Other Public Ways: <br /> <br />EC 9.6805 Dedication of Public Ways As a condition of any development, the city may require <br />dedication of public ways for bicycle and/or pedestrian use as well as for streets and alleys, <br />provided the city makes findings to demonstrate consistency with constitutional requirements. <br />Public ways for pedestrian and bicycle accessways, streets and alleys to be dedicated to the <br />public by the applicant shall conform to the adopted Street Right of Way Map, and EC Table <br />9.6870. <br />A 2.5 foot portion of Floral Hill Drive is being dedicated as part of this development. Street B is <br />being proposed and is a public street. <br /> <br />EC 9.6810 Block Length <br />(1) Except as provided in subsections (2) and (3) of this section, block length for local streets <br />shall not exceed 600 feet. <br />None of the proposed local streets exceed 600 feet in length therefore this criterion is met. <br /> <br />
