State law requires that the affected <br />parcels be recognized as legal lots. Parcel 2 is Lot 16, Block 2 of Van Duyn Place <br />subdivision, as platted and recorded on Book 12, Page 30, Lane County Plat records. <br />Parcel 1 is a portion of Lot 17 Block 2 of Van Duyn Place subdivision, as platted and <br />recorded on Book 12, Page 30, Lane County Plat records. Given that Parcel 1 is a <br />portion of Lot 17, the City of Eugene planning department has requested that I provide <br />copies of conveyance to show that Parcel 1 should be considered a legal lot. Below is a <br />copy of the Lane County A&T description card for tax lot 220 and copies of all the deeds <br />shown on the description card. <br />Please see below the history of the conveyance of tax lot 2200: <br />1) The original parcel was established as Lot 17, Block 2, Van Duyn Place <br />subdivision, as platted on Book 12, Page 30, Lane County Plat records. I have <br />submitted a copy of the recorded subdivision. <br />2) Reel 93-57-D/ 3525, dated September 1, 1956, a Warranty deed from James and <br />Laverne McDonald, grantor to Gorden and Beth Peterson, grantee. The legal <br />description calls out the north 80.0 feet of Lot 17, Block 2 Van Duyn Place. This <br />appears to be the establishment of tax lot 2200. 1 have submitted a map showing <br />the D <br />3) Reel 215-D/ 5184, dated March 22, 1963, a Warranty deed, from Gordon and <br />Beth Peterson, grantor to Breeden Bros, Inc. grantee. This conveyance is for tax <br />lot 2200. See the submitted map for the location and configuration. <br />4) Reel 231-D/ 33689, dated November 13, 1963, a Warranty deed, from Breeden <br />Bros. Inc., grantor to Gordon and Beth Peterson, grantee. This conveyance is for <br />tax lot 2200. See the submitted map for the location and configuration. <br />5) Reel 231-D/ 33686, dated November 7, 1963, a Warranty deed, from Gordon and <br />Beth Peterson, grantor to Juddy and Carolyn Brown. This conveyance is for tax <br />lot 2200. See the submitted map for the location and configuration. <br />6) Reel 297-D/ 64313, dated September 26, 1966, a Bargain and Sale deed, from <br />Carolyn Brown, grantor to Juddy Brown, grantee.
