The <br />proposal is consistent with the surrounding large-lot residential development pattern and <br />neighborhood character, and it can be accommodated by the existing level of public facilities and <br />services in an orderly and efficient manner. Accordingly, the proposed zone change complies with <br />this approval criterion. <br /> <br />Storm: Public stormwater infrastructure is available to serve the subject site, with facilities <br />located within Fairmount Boulevard and Spring Boulevard. Existing catch basins are <br />located along the south and northwest portions of the property. Any additional <br />connections or required improvements will be evaluated at the time of future <br />development. <br /> <br />Sanitary: Public wastewater service is available and currently serves the property. An existing 6- <br />inch sanitary sewer line is located within Fairmont Boulevard along the south end of the <br />property. Any additional improvements or upgrades required will be evaluated at the <br />time of future development. <br /> <br />Water: The property has existing and available water services provided by Eugene Water and <br />Electric Board (EWEB). Future development will require coordination with EWEB staff <br />to ensure that water services continue to comply with city standards and related EWEB <br />requirements. <br /> <br />Electric: The property has existing and available electric services provided by Eugene Water <br />and Electric Board (EWEB). Future development will require coordination with EWEB <br />staff to ensure that electrical services continue to comply with city standards and <br />related EWEB requirements. <br /> <br />Streets: The site is bordered by two streets: Fairmont Boulevard to the north and Spring <br />Boulevard to the west and south. Both roadways are narrow and generally lack <br />sidewalks, curbs, and gutters. All adjacent streets are classified as local streets under <br />the applicable Transportation System Plan (TSP). Compliance with current street <br />standards and access requirements will be evaluated at the time of any future <br />development. <br /> <br />Communications: CenturyLink, Comcast and a number of other telecommunications providers offer <br />services throughout the Eugene/Springfield area. <br /> <br />Solid Waste & Recycling: Solid waste collection is operated by private firms, whose franchise territory <br />granted by the City of Eugene includes the site. Regional disposal sites are <br />operated by Lane County. <br /> <br />Fire & Emergency Services: The site is already served by Eugene - Springfield Fire and Emergency <br />Services. <br /> <br />Public Safety: The site is currently served by the City of Eugene public safety services. <br /> <br />City-Wide Parks and Rec: The site is near Hedricks Park and is within the jurisdiction of City of <br />Eugene Parks and Recreation. <br /> <br />District-Wide Public Schools: The site is currently served by the Eugene School District. <br />
